Best neighbourhood for a family: what to look for

Buying a home for a family is different from buying for a couple or a starter. The home matters, but the neighbourhood shapes your daily life: the route to school, whether the kids can play outside, how busy and how safe it is. These are the six things that really matter for families — and how to check them before viewing.

1. Schools nearby

How many primary schools are within walking or cycling distance, and of what type? A wide choice means shorter trips and a better chance of a place. Look not only at the number but at the distance: a school 400 metres away is something very different from one 2.5 km away.

2. Safety — and which kind

The total number of crimes says little without context. For a family it matters whether it's mostly bicycle theft or burglary and violence. Also note the nuisance/insecurity score of the Leefbaarometer: it captures how the neighbourhood stands socially.

3. Home type: single- or multi-family

The share of single-family homes predicts a lot about the vibe: more single-family homes means more gardens, kids in the street and a calmer rhythm. A neighbourhood of mostly flats and single-person households feels different — not worse, but less family-oriented.

4. Green, noise and air

Green within 500 metres, the noise load of busy roads and air quality (particulates, nitrogen) partly determine how pleasant outdoor life is. A lovely home on a through-road can be far louder than it seems on a quiet Sunday viewing.

5. Amenities and accessibility

Distance to a supermarket, public-transport access and cycle routes make the difference between daily hassle and a neighbourhood that works. For families it mostly counts whether the daily things are within walking or cycling distance.

6. Vibe and population

CBS demographics — age structure, share of households with children, owner vs rented — give an honest picture of who lives there. That says more about the vibe than a few nice photos in the listing.
