Terms and conditions
Last updated: June 2026
This is a convenience translation. The Dutch version is the legally binding text.
1. Company details
These terms apply to all services of CheckBuurt.NL, a trade name of:
- CheckBuurt.NL, sole proprietorship (eenmanszaak)
- Chamber of Commerce (KvK) number: 95491007
- Address: Groenestraat 26, 3512 PV Utrecht, the Netherlands
- E-mail: support@checkbuurt.nl
2. Applicability
These terms and conditions apply to every offer by CheckBuurt.NL and to every agreement concluded between CheckBuurt.NL and the buyer. By placing an order, the buyer accepts these terms.
3. The product
CheckBuurt.NL delivers a digital address report compiled from official, publicly available source data: PDOK, BAG, EP-Online, CBS, Leefbaarometer, the Police, RIVM and DUO.
The report is informative only. It is not a valuation, appraisal or (purchase) advice. The presented data reflects the situation at neighbourhood or building level as published by the respective source holders.
4. Prices
The price of a Kijkrapport is €4.99, including 21% VAT. All prices are in euros and include tax. CheckBuurt.NL reserves the right to change prices; the price at the time of ordering is binding.
5. Payment
Payment is made exclusively via iDEAL, offered through payment service provider Mollie B.V. (based in Amsterdam, the Netherlands). Payment must be completed in full before delivery of the report. CheckBuurt.NL does not receive any bank or card details of the buyer; these are processed exclusively by Mollie.
6. Delivery
The report is delivered digitally, immediately after successful payment. The buyer receives a secure link by e-mail to the address provided during the order. Delivery is virtually immediate after payment; in exceptional cases (technical delay) within 24 hours at the latest.
7. Right of withdrawal
Consumers in principle have a statutory 14-day right of withdrawal. For digital content delivered immediately, however, an exception applies: by placing the order and agreeing to immediate delivery, the buyer expressly waives this right once the report has been generated and delivered. See the full explanation on our withdrawal page.
8. Disclaimer and quality
The data in the report originates from official third-party sources. CheckBuurt.NL has no influence on the content, completeness or accuracy of that source data and gives no guarantee in this respect. Neighbourhood and environmental figures apply to the neighbourhood as a whole and do not necessarily apply to the specific home or plot. The report does not replace a structural survey, valuation or legal advice.
9. Liability
The liability of CheckBuurt.NL is at all times limited to the amount the buyer paid for the report in question. CheckBuurt.NL is not liable for indirect damage, consequential damage or damage arising from decisions the buyer has taken based on the content of the report.
10. Complaints
Complaints can be submitted via support@checkbuurt.nl. CheckBuurt.NL aims to handle complaints within a reasonable period. For out-of-court dispute resolution you can also use the EU ODR platform: ec.europa.eu/consumers/odr.
11. Applicable law
These terms and all agreements with CheckBuurt.NL are governed exclusively by Dutch law. Disputes are submitted to the competent court in the Midden-Nederland district, unless mandatory law provides otherwise.
12. Changes
CheckBuurt.NL reserves the right to change these terms. The most recent version is always available at checkbuurt.nl/voorwaarden. Changes do not apply retroactively to agreements already concluded.
